What we collect

When you join the buyer list we keep what you send through the form: your name, your email, the areas you buy in, and anything else you choose to fill in. That can be your company, phone number, price range, rehab level, property types, strategy, how you fund purchases, how fast you can close, and how many properties you've bought in the last 12 months.

We also keep which permission boxes you ticked, the exact wording you agreed to, the time, and a copy of what the form sent.

To screen out automated sign-ups and limit repeat posts from one connection, we keep a one-way scrambled (salted and hashed) version of your internet address and browser type. We don't keep the address itself. The record used to limit repeats is cleared after about a day.

If you use the opt-out page we keep the email or phone number you enter, any note you add, the time, and the same scrambled internet address.

This site sets no cookies and runs no analytics or advertising tools.

How we use it

We use your answers to match you with off-market properties that fit what you buy, to email you about them, and to answer you when you reply. Your areas and price range also help us decide where and what to search for.

Properties come by email, and we aren't sending texts. If you give a phone number, it stays with your sign-up on our buyer list.

Where it goes

This site and its database run on Cloudflare, which also handles your internet address to serve the page. About once an hour, new sign-ups are copied into our buyer list, a file we keep on Google Drive, and a short notice with your name, company, areas and price range goes to our private team chat on Discord. Our email runs on Google.

Internal tools, including an AI assistant, help us work with these records.

Who we share it with

We don't sell your information. We don't share it with other buyers or with sellers. The companies above store or carry it for us. If you go under contract on a property, the title and escrow companies and the seller's side will see the details that deal needs.

Stopping

Reply "unsubscribe" to any email, or use the opt-out page. A stop is permanent: we keep a record of it so you aren't added back by mistake. A stop through the opt-out page usually reaches our buyer list within about an hour.

How long we keep it

We keep your sign-up until you ask us to delete it. There is no automatic deletion schedule. The record of a stop stays, even after a deletion, so you aren't added back.
